No improvement to real property has a cost to benefit ratio more effective than a fresh and well-considered color program.  Paint is an inexpensive branding tool that can change the perception of an asset immediately.  The new superpaints apply easier, last longer, with high color retention and better coverage.

Repainting a property can run from four to six figures, depending on the number of units and the amount of detail addressed.  Making a significant change to context lasting longer than a decade with an investment that significant warrants some careful consideration.  At once, the colors should be current, and yet remain relevant over time.  The implementation should allow for proper expression of the asset and provide an engaging marriage to context.  For ten years or more.

Communication

NAMING, BRANDING and SIGNAGE

We’ve all heard the old aphorism; “A business with no sign is a sign of no business.”  So then, what does a bad sign communicate?  You could suppose a bad sign or poor branding indicates a lack of discernment and would attract like clients; people not over-concerned about how things appear. There is significant evidence to support that supposition.

In branding a community, the graphic communications should first be effective; legible and reflective of the contextual values: name, color, context, fenestration, architecture, theme and additionally, sensitivity to the period and style of the project architecture/context. These are not minor details – it’s how designers create an authentic expression to “set the stage”.  And people respond positively to an authentic context in much the way they do to authentic people.  They bond with them.  And smart communication is more than just a marker; it encompasses every addressable component of context – much like a choir or concert – and ensures all the elements are in tune and expressing together.
